01
Introduce the current condition
Share the address and a short description of the property. Include occupancy, known issues, and projects in progress. The house must be off-market; we do not pursue properties currently listed for sale on the MLS.
02
Separate facts from open questions
Existing estimates and reports can help explain the house if a discussion advances. Unknowns should remain visible. Any visit or additional review needs a workable access plan that accounts for the property's condition.
03
Review a proposal's assumptions
If a purchase is proposed, ask which repairs, belongings, and conditions the terms account for. Clarify what must happen before closing and who is responsible. A submitted address does not guarantee an offer or a closing date.
